Black Sea Properties

Black sea properties are a great location to purchase a new home.

Picking up one of the hundreds of available Black Sea properties is a great way of finding an inexpensive holiday home or permanent residence in one of the region's up and coming areas. As Bulgaria has yet to join the Euro, the house prices are still exceptionally cheap, with the equivalent of $30,000 getting you a good three-bedroom house with sea front access. However, more and more people are investing in the area and this is consequently pushing the average price higher and higher, so if you’re thinking of buying property, you’ll get a better deal if you buy now.

The Climate

One of the best reasons for investing in Black Sea properties is the climate. The Black Sea boasts temperatures of 75 to 90 degrees during summer months, so if you choose to go and spend a few months mid year kicking back in the sunshine, then the Black Sea is certainly the best place to do it. Even the winter months are not that harsh and temperatures will rarely reach freezing.

The Romanian hills to the north and the Greek mountains to the south protect the Black Sea region of Bulgaria from severe weather. This doesn’t mean that the region is without its rainfall in spring and fall, but the summers will see weeks go by without a drop.

Where to Buy

The main choice you have to make when looking at Black Sea properties is whether to locate yourself in a major city or in the countryside. Being based in a city will mean that your transport links to home will be easier, as Bulgarian public transport is not great. A place in the countryside is a much quieter experience with more security, but you will need to hire or buy a car. The most popular places to buy Black Sea properties are:

  • Varna –Varna has had a permanent population for the last five millennia, but the town in its current form has been here since the Ancient Greeks created a port for their Black Sea operations. It is the biggest city on the Black Sea coast in Bulgaria, and has a very Mediterranean feel with terracotta roofs, outdoor cafes and large avenues leading down to the sea front. Its size does make it a popular destination for people on vacation as well as second home buyers, so house prices here will be similar to the suburbs of a major Western city.
  • Golden Sands – As its name suggests, Golden Sands has miles upon miles of crystalline sands, meaning that finding a house with its own private beach access is much more likely. Up the coast from Varna, trains and buses link the two cities. It doesn’t have an airport though, which can make it difficult to access from abroad, but that does lessen the number of tourists coming to the city. House prices here are pushed up by the nearby Golden Sands resort, which brings in the tourist dollars.
  • Burgas – Burgas offers a much more cultured option to the glamour of Varna and the beaches of Golden Sands. It hosts the International Folklore Festival each year, and is home to some of the best museums in the Balkans. The city is the fourth largest in Bulgaria, and space is at a premium. This means that apartments are the most common type of property available to foreign investors.

Investors in Black Sea properties will find that Bulgaria’s recent acceptance into the European Union will make house buying a lot simpler. Each member state has to follow a set of guidelines on buying local property, meaning that the paperwork has become uniform across Europe. Bulgarian estate agents can complete transactions with their counterparts in Western countries in far less time and with much less hassle.

Bulgaria investment properties can reap a plentiful reward financially, and are also a great holiday home.
