Off-plan property purchases in Bulgaria are an excellent investment for those who are looking for a home in Bulgaria and they have several key advantages over a more traditional house purchase.

They allow you to have a property built from scratch to your individual requirements without a huge financial outlay on the project up front.

At present, most off-plan purchases are available in Sofia, the Black Sea coast, or in the ski resorts, but as demand increases, they will become more widely available.

When you buy an property from the plans, your only initial cost is a small amount of the total purchase price in the form of a deposit.

You will not normally be expected to pay anything else until the property is completed.

Not only is this helpful to your finances, it also helps the developer by providing some working capital on the project.

Off plan units are generally available at a discounted price on the expected market value of the finished building.

This also gives you more design freedom as you will have the chance to choose specific fixtures and fittings as the project develops.

At completion of your property in Bulgaria, the rest of the purchase can be financed with a mortgage if necessary as mortgages in Bulgaria are now available to foreign purchasers.

Should you decide not to continue with the purchase following completion, you will normally have the option to sell the property on. But since property prices are expected to rise, it is probably worth retaining your investment for as long as possible.
